Our Options: Which Mortgage is best for me?

Posted in: Latest News

It can be tough to know what type of mortgage is the best option for your needs. Different people have different situations which may require a different mortgage type. Here at Love Mortgages, we offer eight different mortgage types. But how do you distinguish between them and decide on which one is best for you?

We understand that mortgages can be incredibly confusing - purely due to the amount and type of information available online. However, in true Love Mortgages fashion, we will explain all of your options clearly. We will work with you to ensure you get the right type of mortgage for your situation. It's why we're best equipped to help you with all your mortgage needs!

So what types of mortgages do we offer?

Buy To Let

A buy to let mortgage is exactly what it sounds like. If you are buying a property in order to let it out, this is the type of mortgage you will need. It is a little more specialist than some of the others we offer but is an extremely interesting mortgage to take out. If you are choosing to become a landlord, then this is the mortgage you will need and we can easily help you to find the best deals and offers for your situation.

First Time Buyers

This is one of the more common mortgages out there as there are always new buyers coming onto the market. The problem that many first time buyers face is not having enough money for a deposit. This has changed recently as buyers are now able to put down a smaller deposit and get access to some decent deals that they might not have had the opportunity to before. We will work with our first time buyers to find the best deal and help you to put down the best deposit amount for your circumstances as possible!

Help To Buy

If you are struggling to get the funding needed for a property so that you can get a mortgage, the Help To Buy scheme is there to provide some help. Designed to help those on lower income, this scheme enables borrowers to take an interest free equity loan or they will guarantee part of your mortgage. This means lenders will see your application as less risk than if you were applying individually yourself.

Homemover Mortgages

Many people have mortgages already but are looking to move to a new home. We are proud to offer Homemover mortgages which enables people to easily transfer their mortgage from plan or provider to the next one. Certain checks will have to be done and certain conditions will need to be met. If you are choosing to move house, we would be happy to help you with a mortgage of this type.

Let To Buy

The market can be a volatile thing. This sometimes means that you might have found your perfect home but are still struggling to sell your property. If this is the case for you, the Let To Buy mortgage is potentially a good idea. This type of mortgage gives you the ability to move home to your dream home without selling your existing property. Instead you can rent it out for a bit whilst you make the move, meaning you don’t lose out financially. Then you can choose to put it back on the market at your own leisure.

Remortgaging

We all want to get the best deal and this is the same for our mortgage. When it comes to remortgaging, you will want to ensure you are on the best deal possible. We will always help you to find the best deal for your situation and will talk through the different options with you. Sometimes people consider sticking with their current deal but we will ensure you are fully informed before you make any decisions. Give us the chance to find you a better deal today - you really have nothing to lose, and possibly a lot to save!

Shared Ownership Schemes

If conventionally buying is not for you, then a shared ownership scheme may be worth considering. Shared ownership means that the bank or lender own a specific percentage of the property which you pay rent on. You own (usually with a mortgage) the other percentage. This can also be a property owned by multiple people - i.e. your family or friends, with a special arrangement in place to allow you the opportunity to purchase and own your own home. This means some pressure is taken off of you financially and you can staircase your way up to own the whole property over time.

Specialist Mortgages

Whether you are self-employed, building your own property or something else, we can work with you to find the right mortgage for your situation.
